近日,鏈家、我愛我家等房產(chǎn)租賃機構(gòu)公開承諾將抑制租金上漲、投放更多房源,但業(yè)內(nèi)人士表示,要從根源上解決這一問題,政府還需尋找更多方式增加房源供應(yīng)。
At a symposium held by the Beijing Real EstateAgents Association last Sunday, 10 real estate rental agencies announced self-regulatory measures to stop "malicious competition" such as using loans to acquire apartments at above-market prices, a practice that is said to be driving rents higher.
在北京市房地產(chǎn)中介協(xié)會上周日召開的座談會上,10家房產(chǎn)租賃機構(gòu)宣布自律措施以遏制惡性競爭行為,如利用貸款以高于市場水平的價格搶占房源,據(jù)稱這種行為導(dǎo)致租金上漲。
They also announced that they would release their entire stock of housing, a total of120,000 units to the market, to stabilize rents.
這些租賃機構(gòu)還宣布,將總計12萬套的全部存量房源投向市場以穩(wěn)定租金。
However, an industry insider said that a shortage of housing is the major cause of soaring rents, rather than the hoarding behavior of some agents.
但一名業(yè)內(nèi)人士表示,租金上漲的主要原因是房屋供應(yīng)不足,而非部分中介囤積房源的行為。
"The government still has to draft more policies to regulate the rental market, as well as find more ways to ensure an adequate supply in the market," the industry insider noted.
該業(yè)內(nèi)人士指出:“政府仍需制定更多政策來規(guī)范租賃市場,尋找更多方式確保租賃市場房源充裕。”
The average rent in Beijing was 91.5 yuan per square meter in July, up 2.2% on a monthly basis, financial news site 21jingji.com reported, citing industry data.
