Perry: In English we use ‘their’ to indicate possession. ‘Their’ is a possessive adjective pronoun so it is always connected to a noun.

Leena: Where is their car?

Perry: In this example the person is talking about a car that belongs to other people.

Perry: The person is showing the room that belongs to the children, that’s why she said ‘their’ room.
